What do I need in order to buy?

In order to purchase, we need the following:

  • A current mortgage pre-approval from a top tier bank or credit union.
  • Current photo id (Ontario driver’s license, Canadian passport)
  • The total deposit is $180,000

    to be paid as follows:

  1. $50,000 with agreement (by bank draft)
  2. $50,000 in 30 days
  3. $50,000 in 90 days
  4. $30,000 in 150 days
  • Note: Cheques are to be written to STERLING HOMES (WESTON RD) INC.

Will we have time after we buy to have the agreement reviewed by a lawyer or get a mortgage approval?

The homes at Sterling Estates on the Humber are being sold FIRM. This means that once you sign the agreement it is not conditional. We have provided a full copy of the agreement of purchase and sale for you to send to your lawyer to review on your behalf before you sign it. We have also provided contact information for preferred mortgage representatives from three different top tier banks to assist you in securing a pre-approval. You must be comfortable at the time of purchase that you will be able to close on the home.

When are the homes expected to be ready to move in?

We are targeting having the homes ready for the late summer of 2022. Before you know it, you will be in your new home!

Do I need a mortgage approval to purchase?

Prior to signing the agreement of purchase and sale, we require proof of a mortgage pre-approval. To help you secure a pre-approval, we have provided contact information for preferred mortgage representatives from three different top tier banks.

What is the deposit for these homes?

The total deposit is $180,000 to be paid as follows:

  1. $50,000 with agreement (by bank draft)
  2. $50,000 in 30 days
  3. $50,000 in 90 days
  4. $30,000 in 150 days

Bank draft and all post-dated cheques to be delivered to the sales office prior to the Authentisign being sent if the agreement is being signed electronically. Otherwise, all cheques and bank draft need to be delivered at time of in-person sales appointment. Bank draft and cheques are to be written to STERLING HOMES (WESTON RD) INC.

Do we need to come in person to purchase a home?

No, we are fully equipped to ensure your new home buying experience is as comfortable as possible virtually. You do not need to come in person. You will only need to drop off your cheques in person based on a pre-scheduled appointment with Grace, our sales representative. If you wish to have an in-person appointment, then COVID safety protocols will need to be followed.

Safety procedures

Please note, for in-person cheque drop offs or appointments, all visitors must complete our COVID-19 questionnaire prior to entry to your pre-booked appointment. Face masks fully covering your nose and mouth are required to be worn at all times within the sales office. Please ensure that you sanitize your hands at our sanitization station upon entry and follow social distancing guidelines.

Do you have a model home I can walk through?

No, we do not have a model home. We have a sales centre/décor studio for in-person appointments.
